Plot Sales Conveyancing
Our dedicated property development team have a wealth of experience acting for developers in the conveyancing of individual plot sales on a range of development sizes located across the country. We are experienced in efficiently dealing with high volumes of plot sales while maintaining a high standard of service to clients.
Sales to Registered Providers
We are also able to negotiate Contracts for the Sale of a number of plots to Registered Providers, which may be in accordance with the requirements of a s.106 Agreement. We are experienced in liaising with other parties to agree the terms of the Sales and reach the desired outcome efficiently.
With wide experience in all aspects of property development and a primary focus on residential development we can assist with site acquisition including conditional contracts and collaboration agreements required for joint venture projects. We are also well placed to assist with strategic land acquisitions by putting in place option agreements.
Transfers of Public Open Space
We appreciate that some developers and management company’s would prefer to transfer public open space without the requirement for a management agreement and we offer the flexibility for developers to take this approach by going straight to transfer.

Deeds of Release
We recognise that in some instances intended development may be restricted by Restrictive Covenants/Rights that exist in respect of a particular piece of land. We are experienced in negotiating with various parties to secure the release of these Covenants/Rights to ensure our clients can develop property as intended with no restrictions.
Deeds of Grant of Easements
Should a Deed of Grant of Easement be required we can draft and negotiate the deed and liaise with all parties to allow, for example, for the supply of water, gas or electricity to the development as required.
All developments require S38, S278 and S140 Agreements, each requiring the involvement of multiple parties. We are experienced in working with all parties to agree the documents and are well positioned to assist as we have established relationships with utility providers, Councils and Surety’s.
The management agreement can allow for phased handovers of the public open space or as a whole depending on the requirements of the parties. We work efficiently to progress the management agreement to ensure that it is put in place prior to the sale of any plots on the development and can progress this in tandem with site set up.
Site Development and Set-Up
Following the acquisition of land for a development, we have extensive experience in setting developments up so that plots can be sold. This includes, but is not limited to, ensuring necessary planning permissions and building regulations are in place, obtaining Estate Layout Approval, and drafting contracts and transfers and, where necessary, Deeds of Covenant for the sale of the properties.
Government Backed Funding
We are very familiar with the requirements of all government backed funding schemes and are able to advise on these agreements. We are also able to deal with the administration of the funding received under the schemes to ensure it is provided to developers on completion of relevant plots.
